PROTECTING LONDON HOMES AND ESTATES: THE SHORT VERSION

Residential security means SIA-licensed officers protecting a home, apartment block or estate — controlling access, patrolling communal areas and grounds, responding to incidents, and covering the property overnight or while it stands empty.

Quick facts: SIA-licensed, BS 7858-vetted officers · day, night or 24/7 cover · emergency attendance within 60 minutes · from £19 per hour per officer · every London borough covered.

WHAT IS RESIDENTIAL SECURITY?

Residential security is the protection of homes, apartment blocks and estates by trained, SIA-licensed security officers. It covers who is allowed onto the property, what happens in the communal areas, and how quickly someone responds when something goes wrong.

It is worth being clear about what it is not. Alarms, cameras and gates are equipment — they record an incident or slow it down. Residential security is people. An officer checks the entrances, challenges someone who shouldn’t be there, walks the car park and bin stores, reassures a resident at their door, and acts on the spot instead of waiting for a keyholder to drive over.

In practice that means access control at the gate or entrance, patrols of grounds and communal areas, visitor and contractor checks, overnight cover, and a response to anti-social behaviour, trespass or a break-in attempt. On larger developments, several officers work as a residential security team under a supervisor.

OUR RESIDENTIAL SECURITY SERVICES

No two developments need the same cover. A single overnight officer suits one block; a gated estate may want a team across several entrances. We build the cover around your property, your residents and your budget.

Officers On Site

A licensed officer stationed on your property — visible, approachable to residents, and there to deal with anything that happens rather than report it afterwards.

Entrance & Gatehouse Control

We staff gates, barriers and main entrances, checking who comes onto the development and turning away anyone without a reason to be there.

Grounds & Communal Area Cover

Officers walk the car parks, bin stores, stairwells, gardens and corridors on a logged route — the places incidents actually start.

Visitor, Contractor & Delivery Checks

We confirm and log visitors, contractors and deliveries so residents aren’t disturbed and nobody untracked gets onto the property.

Overnight & Out-of-Hours Cover

The hours when a building is quietest are the hours it’s most exposed. We cover nights, weekends and holiday periods, with a control room behind every officer.

Empty & Void Property Cover

For homes standing empty and unlet or unsold units, we keep the property occupied-looking, checked and protected against squatters, theft and vandalism.

WHY A HOME OR BLOCK NEEDS MORE THAN AN ALARM

Most residential buildings already have locks, cameras and an entry system. They still get broken into — because equipment records a problem, it doesn’t confront one.

A RESIDENTIAL OFFICER’S ROUND, DAY AND NIGHT

Here’s what an officer handles across a shift on your property:

  • Controlling the gate, barrier or main entrance and checking who comes on site

  • Logging visitors, contractors and deliveries, and directing them properly

  • Patrolling grounds, car parks, bin stores, stairwells and communal areas on a recorded route

  • Dealing with trespass, anti-social behaviour and unauthorised parking as it happens

  • Responding first to alarms, break-in attempts and emergencies, and reporting clearly to residents or the managing agent

From entrances and communal areas to overnight patrols, our experienced residential officers protect residents, their visitors and their homes day and night, all year.

COMMON RESIDENTIAL SECURITY RISKS

These are the problems residential officers are on site to catch:

  • Break-ins through communal doors left propped or on the latch

  • Tailgating into car parks, bin stores and underground parking

  • Theft of parcels, bikes and property from parked cars

  • Anti-social behaviour, loitering and rough sleeping in communal areas

  • Trespass and fly-tipping in gardens, grounds and service areas

  • Vandalism and graffiti during the night and at weekends

  • Empty, unlet or unsold units targeted by squatters and thieves

PROPERTIES WE PROTECT ACROSS LONDON

Residential security suits any home or development where people live and access needs controlling:

  • Private houses and family homes

  • Apartment blocks and build-to-rent developments

  • Gated communities and private estates

  • Managed developments and blocks under a managing agent

  • Student accommodation and private halls

  • Empty, unlet or unsold properties

AREAS WE COVER

Our residential officers cover all 32 London boroughs and the City of London — including Westminster, Kensington & Chelsea, Camden, Islington, Hammersmith & Fulham, Wandsworth, Richmond, Southwark, Lambeth, Tower Hamlets, Hackney and Barnet. Wherever your property is in the capital, we can cover it.

WHAT RESIDENTS AND MANAGING AGENTS GET FROM US

We’ve protected London property since 2004, and we’re an SIA Approved Contractor — a standard only stronger providers hold. Residential work is judged by different things than commercial: residents want an officer who is calm, familiar and approachable, and managing agents want proof the work was actually done. We provide both — logged patrols you can check, and officers chosen to be the sort of person residents are glad to see.

Audited, Not Just Advertised

Our SIA Approved Contractor status and ISO 9001 certification mean how we recruit, train and manage officers is independently checked.

Vetted Before They Set Foot on Your Property

Every residential officer is SIA-licensed and screened to BS 7858 — important when they’ll be working where people live.

Patrols You Can Actually Verify

Patrol-tracking records routes and times, so you and your managing agent get proof of cover, not promises.

£19 an Hour, Stated Up Front

Our residential cover starts from £19 per hour per officer, quoted plainly — with a 24/7 control room and 60-minute emergency attendance behind it.

RESIDENTIAL SECURITY FAQs

Residential security is the protection of homes, apartment blocks and estates by SIA-licensed officers — controlling access, patrolling communal areas and grounds, checking visitors, and responding to incidents on site.

They control the gate or entrance, log visitors and contractors, patrol the grounds and communal areas on a recorded route, deal with trespass and anti-social behaviour, and respond first to alarms or break-in attempts.

No. Alarms and cameras are equipment — they record or signal an incident. Residential security is a trained officer on site who can prevent it, challenge someone in person and act immediately. Most properties use both together.

On larger developments, several officers cover different points — the gate, the lobby, the grounds — working shifts under a supervisor so the property is never left unwatched. That’s a residential security team.

Residential security covers the whole property — entrances, grounds, communal areas and out-of-hours. Concierge security is a staffed front desk in the lobby, focused on residents, deliveries and keys. Many developments use both. (See our Concierge Security )

Yes. We cover homes standing empty and unlet or unsold units, with regular checks to deter squatters, theft and vandalism.

Our residential security starts from £19 per hour per officer. The exact rate depends on hours, officer numbers and the site — we’ll quote clearly after a site survey.
